Ipswich valuation questions: land values, floods and past dates

These are the questions Ipswich owners most often bring to a valuation, answered with the city's own figures and records. The site's general FAQ page covers how reports work.

Is there an Ipswich council rates calculator?

We could not find one on the council's website when this was written. You can work the general rate out yourself. Take the rateable value printed on your rates notice and multiply it by the rate for your category in council's 2026-2027 Budget. For owner-occupied homes outside Brookwater that is 0.4893 cents in the dollar, with a minimum of $1,298. Waste and other charges are added separately.

The rateable value is a three-year average of Valuer-General valuations, so it will not match the figure on your 2026 land valuation notice.

My land value rose about 60 per cent. Has my house gone up by the same?

Not necessarily. The Valuer-General's 2026 overview for Ipswich City Council shows the median residential land value in the suburb of Ipswich rising 60.3 per cent between 1 October 2022 and 1 October 2025. That measures land only. The house, its age and its condition, all things a buyer pays for, are not in the number at all.

A house valuation starts from sales of comparable houses near the date you need, then adjusts for the land, the building and its condition.

Can I still object to my 2026 land valuation?

In most cases, no. The Department's objection process page says the 60-day period for the 2026 valuations closed on 11 May 2026. Late objections within a year of issue are accepted only in limited circumstances, such as incapacity or an extraordinary emergency, and the reason must be explained.

If your complaint is about the rating category rather than the value, council's differential general rates booklet allows an objection to council within 30 days after the rates notice is issued.

How do I check whether an Ipswich property has flooded before?

Start with council's flood mapping page. It links the City Plan flood layer, OV12 Flood Risk and Overland Flow, and historical maps that council says cover the 1974, 2011 and February 2022 floods. An extent on a map does not show whether a building inside it took water.

Tell the valuer what you know: water height, repairs and their dates, any insurance claim. That changes how comparable sales are chosen and read.

Do Ipswich property valuers have to be registered?

Yes. The Valuers Registration Board of Queensland says anyone working as a valuer in Queensland must be registered with it, and its register search lets you check the name on a report. An agent's appraisal is a different product and is not a valuation.

Is a free property appraisal in Ipswich good enough?

For deciding whether to sell, often yes. For tax, super or a family transfer, usually not. Queensland agents giving an estimate must base it on at least three similar sales within 5km in the last six months, under Office of Fair Trading guidance. In the Valuer-General's 2026 table, localities around the centre had residential land medians from $297,500 in North Booval to $465,000 in Ipswich and Newtown, so check which sales were used.

Can a valuation be dated in the past?

Yes. A retrospective valuation gives market value at an earlier date, such as the day a former home was first rented or the date of a CGT event. Around Ipswich, the February 2022 flood can matter: the report has to reflect what the market knew on the valuation date, not what happened afterwards. Order a cost base valuation for the date a home started earning income, or a CGT valuation for a sale or transfer.

Does a valuation include tax depreciation?

No. A property valuation reports market value. A depreciation schedule for a rental is a separate document prepared for that purpose, so ask your accountant who should prepare it. If you are unsure which document you need, ask a valuer before ordering.
